Greetings to all Summerwood owners. Another winter has come and gone. Summer is just around the corner. As usual, the pool will be open from Memorial Day through Labor Day. This past winter, we learned that the fire alarm systems in phases #1 and #2 were not working properly and for the most part were in a state of disrepair. We began interviewing potential alarm companies, along with getting bids to replace the current system with one that will last us for a while. The installation of these systems will be at a cost at approximately $85,000 for both phases. We have little choice in this matter, as we are required by law to have alarm systems that are in compliance with local and state fire codes. We have recently paid off the $100,000 loan that we took out five years ago to make much-needed capital improvements. In order to pay for these new alarm systems we have taken out another loan for $80,000 for another five years. Installation of these systems should begin soon and will take several months to complete. We will start with building #1 and complete one building at a time until building #14 is completed. Summerwood MUST have access to every unit in order to install these systems. All owners will be notified ahead of time when access to your unit is required. It is the responsibility of each unit owner to provide Summerwood with access to your unit when required. Owners of rental units must inform their tenants to provide access when requested. If any unit owner or renter does not provide us with access when requested, then Summerwood has the "legal right" to enter any unit. This is not something that we wish to do. Unfortunately, if access is denied, then Summerwood will call a locksmith and in the presence of the Mashpee Police Department, we will enter your unit in order to perform the required installation. Owners who choose this method will be charged for the locksmith and will be subject to a $100 fine assessed against their unit. The unit keys can be left with us or perhaps a neighbor. We ask for everyone's cooperation during this installatiToward the end of 2009 the septic system in building #2 started to fail. Within a very short time it had completely failed. We immediately replaced the septic system in building #2. Along with the fire alarms, these items were not budgeted for in 2010.
We have been talking for a while about replacing the "bluestone" walkways that lead from the front of the units to the parking areas. This project has begun. We recently paved, all of the walkways in Phase #3 along with professionally repainting all of the parking spaces in Phase #3. The decision to pave Phase #3 first was made by putting three numbers in a hat and drawing a number out. If we have enough monies as we move toward the fall and the asphalt plants are still open. We would like to move forward with another Phase.
Roof replacements are ongoing, and we are still making progress.
Spring cleanup and mulching has been completed.
We would like to remind all owners that pursuant to Summerwood Rules and Regulations,the ONLY items allowed on patios are PATIO FURNITURE, BARBECUE GRILLS, and PLANTS. Bicycles, toys, trash cans, fire pits, firewood, gas cans, boats or any other items do not belong on your patio nor do they belong on the "common areas."in the front, sides or the rear of buildings. We will only ask once for you to remove any non-patio items. If you choose not to comply with our requests, then. Unfortunately, you will be subject to a fine. Remember, the overall appearance of all buildings has a direct effect on property values. We again ask for your cooperation regarding patios.
We would ask all residents to please roll up your water hoses when you are finished. Last year there were too many instances, where residents were too lazy to roll up the hoses and would leave them laying across the front of buildings for several days until our maintenance department would roll them up and return him them. Toward the end of last fall, we began to remove the hoses in these instances. If someone were to trip over a hose at night, then Summerwood would be liable for any injuries that might occur. We ask that some residents become more responsible and take some pride in your community and the appearance of our buildings.
We again find it necessary to remind all owners that absolutely no work can be done on the exterior of the buildings without prior approval from the board. This includes windows, doors or anything else that would affect and or alter the appearance or architectural integrity of any building. All work must be performed by licensed contractors. We still have owners who try and replace doors and windows by having a "friend of a friend." do the work, or try to save money in other ways by buying the wrong size windows that are "on sale." and cannot be returned. You can save yourself a lot of money. If you just follow the requirements and check with us beforehand. Even though we have talked about this many, many times before, one of the most common excuses is "I didn't know."
There have been several "brush fires." recently, behind buildings #15,#19, and #20. To us, this seems a little out of the ordinary. We ask all owners to keep an eye out for anything that does not look right, whether it relates to these fires or anything else. Summerwood does not have any more crime than other neighborhoods. However, if people get "involved" we could make a difference in certain areas. On occasion, we hear from owners regarding suspicions and or complaints regarding one's neighbors. If you call the office to complain about your neighbor having had a loud party the night before or you think that your neighbor is involved in something illegal, remember that Summerwood is not the police. Although we can help in some areas, these things must be "documented". All police responses leave a paper trail and a report. Summerwood cannot take action based on what someone "tells us." this is hearsay. We need you to call the police or send us a letter which we can keep in your file. Multiple letters from multiple owners regarding the same matter is "documentation" and Summerwood may be able to help you. If you suspect something illegal is going on or something is just "not right." and you are reluctant to call the police, Mashpee has an anonymous tip line (508)539-1480-- when the automated attendant answers press 555 and at the "tone" leave your message. The anonymous line is checked several times per day. Police want communities to get involved and become more "pro active." Summerwood also has a NEIGHBORHOOD WATCH program and needs more involvement from our community. We would like to remind all Summerwood owners that parking at Summerwood is for Summerwood residents ONLY! If your name appears on a lease or a Summerwood census form/information sheet then you are a Summerwood resident and you must display a Summerwood resident parking sticker. Pursuant to Summerwood rules and regulations, all residents of the Summerwood are required to display a Summerwood resident parking sticker on the rear window of your vehicle. We also have temporary parking passes available if you have a guest who may be staying with you "temporarily". If you are a landlord did is YOUR responsibility to make sure that your tenants have parking stickers. Each Summerwood unit is entitled to the exclusive use of ONE parking space, which is identified by the unit number clearly marked. If a unit has a second vehicle then a visitor or guest space may be used if a unit has a third vehicle, then that vehicle MUST be part in one of our overflow lots. Summerwood was not designed to accommodate multiple vehicles per unit. Please be respectable of your neighbors and do not occupy more than two spaces (the one that is assigned to your unit and ONE visitor or guest space). Visitor or guest spaces are not exclusive to the building which they are located. This procedure requires everyone's cooperation. We do not want to limit the number of vehicle stickers issued per unit. PLEASE respect your neighbors.
Yet again we must remind the owners of rental units that BEFORE your tenant moves in or is given keys to your unit, a copy of the lease, must be given to Summerwood Condominium Trust so that we may ascertain its conformity to Summerwood Rules and Regulations. An updated census/information sheet with contact information on your tenants must also be submitted to Summerwood Condominium Trust prior to move-in along with a signed statement from your tenant stating that they have read and agree to abide by Summerwood Rules and Regulations.

Our ANNUAL MEETING is scheduled for Saturday, August 21, 2010, 9 AM at the Mashpee Senior Center located at 26 Frank E. Hicks Dr. between the Mashpee Fire Department and the Mashpee Police Department.
And finally, we wish to express our deepest sympathies and condolences to Summerwood's accountant Debi Yorke whose husband Keith was tragically hit and killed by an automobile early on the morning of Friday, May 14, 2010 while walking the family's dog.
